Five-star Google reviews from homeowners we have worked for.

  • Paul came out late at night to replace my leaking water heater. We weren't home. He came, I opened the garage from afar, he removed the old heater, and replaced it with a beautiful model. I am certain it was not what he wanted to be doing at that time of night. We came home to a clean home, rusty water cleaned up, and an awesome water heater correctly installed. The regional inspector approved the work in a flash and told me that I had a great heater. We are happy.

  • During our kitchen upgrade, my wife wanted Natural Gas cooktop to replace our current electric cooktop/oven. Working with Paul we were able to route a new gas line from the main meter through a finished basement to the kitchen area to provide gas to the cooking area. Completely satisfied with the work performed, price paid, permitting experience, and overall work preformed. Also used Paul to replace the pressure regulators for one to the main house and one to the sprinkler system. Again, completely satisfied.

  • Paul DeWalt added a water shut-off valve for me to replace one that was buried in the floor, without needing to destroy the floor. He also installed an expansion tank to my water heater, cleaned debris from the water lines, and replaced my kitchen faucet. All excellent work at fair prices. I highly recommend DeWalt Plumbing Services!

  • Paul has been our plumber for over 12 years, starting with a whole house remodel where he replaced just about everything plumbing related but the pipes. He has done several custom projects for us including adding dual dishwashers, a unique dual water heater system to give us plenty of hot water without gutting the house, and replacing an old stand alone water heater in a second home with a boiler water heater that produces four times the hot water. When the inevitable challenges come up on more involved jobs he does whatever it takes to solve them without being asked, including dealing with new inspectors and manufacturers. Paul also keeps up with the latest plumbing technology, giving us great advice we didn't know about on repairs & improvements. Always frugal with our money, we usually have to tell him to replace a component that still has life left. We don't call anyone else.

  • Technician arrived on time with a good idea of what needed to be done. He had the correct parts and proceeded to work right away. This was a simple hose bib repair. It was completed quickly and clean up followed. I was very happy with the Service that was provided.

  • I had an issue that involved an improperly seated seal, which unfortunately my down stairs neighbor informed me of... So, I looked at it. And, I thought I'd fixed it. Ring, ring and the neighbor calls a few weeks later. Another $500 in sheetrock repair since I wanted a professional to do it. Instead of spending a $1,000 in sheetrock repair, I really could have saved a lot by calling Paul to take care of the seal issue. Paul drops by in his van full of tools. Not only does he fix the root of the issue, he kindly explains additional mitigating steps in order to ensure that the issue doesn't happen again. These things that he showed were from experience and on-the-job know-how. His top notch experience, professionalism, communication, and humor are worth the price! Everyone should have a plumber on speed dial and Paul is the man!

You won't find a better technician than Paul when it comes to hot water boiler systems. My older Boiler runs like new again after his diagnosis and repair. Would highly recommend his services.

  • Using DeWalt Plumbing was probably the best and most useful thing I have ever done. Paul Dewalt is very kind, professional and fair. I have relocated out of state since last using his services and my regret is being too far away to avail myself of any future projects. I would not hesitate to use him again or recommend him to others.

  • Paul installed a new 80 gallon water heater. His installation has spanned the test of time. It has been over 15 years and no leaks and water heater has not needed to be replaced.

DeWalt Plumbing installed a new water heater for us. Top quality work and very accommodating with our busy schedules and large family. Highly recommend!

  • Reviews are important to consumers, especially in the home mechanical areas because we need competent, insured technicians fixing our issues and that's what I get with Paul and why I'm writing a review. I've got a complicated double boiler tank-less water heater system that is mechanically on par with the space shuttle proving domestic hot water and floor heating and has given me fits with reliability. Paul worked with the manufacturer and fixed this thing giving me a great peace of mind, which I need living in the mountains. Paul knows how to get it done and has my complete trust. Call Paul if you have tough problems, you won't regret it.

Paul was both courteous and responsive, very helpful to get warranty part from manufacturer. Would recommend Paul to anyone who needs plumbing Services. (He helped me with Noritz tankless water heater)

Signs a water tank needs work

Most of these point to the expansion tank. The last one means a new water heater.

  • The relief valve on the water heater drips or runs
  • Water, not air, comes out of the small valve on the tank
  • The tank sounds solid all the way down when you tap it
  • Rust or a drip where the tank meets the pipe
  • Boiler pressure that climbs every time the heat runs
  • A leak from the body of the hot water tank itself

What the small tank above your water heater does

Many homes here have a pressure regulator or a backflow valve on the main water line. Either one stops water flowing back out to the street, so when the water heater warms a full tank and the water expands, the extra has nowhere to go and the pressure in the whole house climbs. An expansion tank gives it somewhere to go: a small steel tank with a cushion of air inside, kept apart from the water by a rubber bladder, that takes up the extra. Plumbing code calls for a way to handle that expansion in a home set up like this, and an expansion tank is the usual one.

Water tank repair, when the cushion of air is gone

Over time the air inside leaks away, or the bladder splits and the tank fills with water. Either way it stops doing its job, and the signs show up somewhere else: a relief valve on the water heater that drips, or pressure that spikes every time the water heater runs. We check the air in the tank against your home's water pressure. If the bladder is sound, we set it right. If the tank has filled with water, it gets replaced.

Water tank installation, sized and set to your pressure

A new expansion tank is sized to the water heater it serves, and its air is set to match your home's water pressure before it goes on, which is the step that most often gets skipped. We hang it so it is properly supported and can be reached later, and check the pressure afterward. When we replace a water heater, we check the expansion tank at the same time.

Boiler expansion tanks

A boiler and a radiant floor system have their own expansion tank, for the same reason: water grows as it heats. When that tank fails, the boiler's pressure climbs every time the heat comes on, until the relief valve lets water out. We check and replace boiler expansion tanks as part of boiler service and repair, under Master Plumber license MP.00189815.

When the hot water tank itself is leaking

If water is coming from the body of the water heater, not from a valve or a fitting, the tank has rusted through and cannot be repaired. That means a new water heater, sized for your home and set up for our altitude. A drip from a valve or a fitting usually can be fixed, and we tell you which it is before anything is replaced.

Common questions.

What is the small tank on the pipes above my water heater?

It is usually an expansion tank. It takes up the extra water made as the water heater warms, so the pressure in the house does not spike. Many homes need one because a pressure regulator or backflow valve on the main line stops that water going back to the street.

How do I know if my expansion tank has failed?

If water comes out of the small air valve on the tank instead of air, the rubber inside has failed and the tank needs replacing. A relief valve that drips on the water heater is another common sign.

Do you work on boiler expansion tanks?

Yes. We check and replace them as part of boiler service and repair, on home boilers and radiant floor systems.

Can a leaking water heater tank be repaired?

Not if the leak is from the tank itself, because that means it has rusted through. A leak from a valve or a fitting usually can be fixed. We tell you which it is.

How much does water tank repair cost?

Every job is quoted on its own. Call us or send the quote form and you get a clear price before any work starts.
